Submit MTD IT Quarterly Update for Foreign Property
Acxite is HMRC-recognised software that helps businesses and accounting professionals manage records and submit tax returns. In addition to its full accounting solution, Acxite also provides a Bridging solution for users who maintain their records in spreadsheets but still need to submit their returns through Making Tax Digital (MTD).
This guide explains how to submit a quarterly income tax update covering multiple foreign properties.
Prerequisites
Before you begin, ensure the following have been completed:
- HMRC Connection: Your Acxite account must be connected to HMRC for MTD. Please refer to the following article: Connect Acxite to HMRC
- Two-Factor Authentication (2FA): 2FA must be enabled on your Acxite user profile for security before submitting to HMRC. Please refer to the following article: Set up Two-Factor Authentication.
- MTD IT Bridging Enabled: Your business must already be set up for MTD Income Tax Bridging in Acxite. Please refer to the following article: MTD Income Tax Bridging.
Submit an Income Tax Quarterly Update for Foreign Property
After a successful HMRC authentication connection, Acxite shows you the Business Details for the MTD ITSA screen. Use it to review your business and foreign property details before retrieving your obligations.
Follow these steps to submit income tax quarterly updates for Foreign Property.
Step 1 – Check your business details in the grid at the top.
Step 2 – Check the Reporting Type shown for each income source.
Note: If no Reporting Type comes through, choose one from the dropdown before you continue.
Step 3 – To change a Reporting Type, pick a new option from the dropdown.
Note: You can only change the reporting type while every obligation for that tax year is still Open. Once you submit the first obligation for the tax year, the dropdown locks until the next tax year.
Step 4 – Scroll down to see Foreign Property details and click the Foreign Tax Relief dropdown menu.
Step 5 – Choose whether you want to claim relief. Then click Continue.
Note: Acxite automatically retrieves your income tax obligations once you’re connected.
Step 6 – If you don’t see the obligation in the list, click Get Obligations to retrieve it manually.
A pop-up window will appear.
Step 7 – Tick the checkbox next to the correct tax year (for example, 2026–2027).
Step 8 – Click Get Obligations to confirm.
A notification will appear confirming: Tax Obligations retrieved successfully.
Step 9 – After that, click the File Icon for the foreign property obligation you want to submit.
Step 10 – On the Income Tax submission page, click Import Data.
Step 11 – Choose either Detailed or Consolidated Submission to open the full filing form.
Step 12 – Click the template link to download the import template.
Step 13 – Fill in the template with your own figures. For each foreign property you’re reporting, add its figures as its own line in the file.
Note: Foreign Property submissions work a little differently from other income types. Enter the amount for each foreign property on its own line in the template, and after import, each property appears separately in the grid. The number of foreign properties in the template must match the number HMRC holds for your business.
Step 14 – Save the file, then upload it back into Acxite.
Step 15 – Click Next to move to the Map Columns step. Check that each column in your file matches the correct field on screen.
Step 16 – Click Next. Review your import and check for any errors before finalising your data import.
Step 17 – Click Confirm and Import.
A notification will appear confirming: Data imported successfully.
Step 18 – Click the Submit to HMRC button.
A final pop-up window will appear.
Step 19 – Tick the declaration checkbox to confirm the information is accurate. Then click Confirm and submit.
Step 20 – Once the submission is successful, a confirmation screen appears. Click the download link to save your submission receipt.

Q. What is Reporting Type, and when can I change it?
Reporting Type is shown for each income source when you connect your business. You can change it from the dropdown if every obligation for that tax year is still Open. Once you’ve submitted one, it locks until the next tax year.
Q. What happens once my return has been submitted?
A confirmation screen appears straight away. Click the download link to save your submission receipt for your records.
Q. My Excel file won’t let me continue to the next step. What should I do?
First, check whether the system is displaying any validation or mapping errors. If there are no errors, verify that your spreadsheet is in the correct format and that you’ve mapped all required columns. If the issue persists, contact Team Acxite via chat support.
